MASTER IN EQUITY'S SALE 2022-CP-43-01405 BY VIRTUE of a decree heretofore granted in the case of: Data Mortgage, Inc against Taylor D. Simpson, I, the undersigned Master in Equity for Sumter County, will sell on September 3, 2024 at 12 o'clock noon, at the Sumter County Courthouse, 141 N. Main Street, Sumter, South Carolina to the highest bidder: All that certain piece, parcel or lot of land with the improvements thereon, if any, situate, lying and being in Stateburg Township, County of Sumter, State of South Carolina, being shown and designated as Lot No. 21, Block F on a plat of Section No. 2, Oakland Plantation prepared by William Wingfield, Reg. Surveyor, November 5, 1963, and recorded in the Office of the Register of Deeds for Sumter County in Plat Book Z-20, page 31; also, shown on a plat prepared for Elton Lee Jacobs by William Wingfield, Reg. Surveyor, dated November 3, 1964, and recorded in the aforesaid Office in Plat Book Z-21, page 32. This said lot has such metes, boundaries, courses and distances as are shown on said plat, which are incorporated herein in accordance with the provisions of Section 30-5-250 of the Code of Laws of South Carolina, 1976. This being the identical property conveyed to Taylor D. Simpson by deed of David Smyth and Nicole M. Smyth dated January 13, 2022 and recorded January 18, 2022 in the Office of the Register of Deeds for Sumter County in Book 1296, at page 4473. TMS # 134-15-01-027 Property Address: 2361 Brookgreen Road, Sumter, SC 29154 TERMS OF SALE: The successful bidder, other than the plaintiff, will deposit with the Master in Equity, at conclusion of the bidding, five percent (5%) of his bid, in cash or equivalent, as evidence of good faith, same to be applied to purchase price in case of compliance, but to be forfeited and applied first to costs and then to plaintiff's debt in the case of non-compliance. If the Plaintiff's representative is not in attendance at the scheduled time of sale, the sale shall be cancelled and the property sold on some subsequent sales day after due advertisement. Should the last and highest bidder fail or refuse to make the required deposit at the time of bid or comply with the other terms of the bid within twenty (20) days, then the Master in Equity may re-sell the property on the same terms and conditions on some subsequent Sales Day (at risk of the said highest bidder). As a deficiency judgment is being Waived, the biding will not remain open thirty (30) days after the date of sale. Purchaser to pay for documentary stamps on the deed and recording of the deed.
